Hot Water in a Tower Suburb
Nearly all apartments
Census figures put flats and apartments at 93.3 per cent of the suburb's 2,685 dwellings, and the 2010s building wave added most of that stock, with 1,652 approvals signed off across five years. Those first heaters are now reaching the age where thermostats, elements and relief valves give out.
One build program, one set of fittings
When a whole tower gets its bathrooms fitted in one go, the same hose, valve and trap models end up on every level, so the first one to fail from age is rarely the last. That shapes how we quote: the part is standard, the access is not.
Access decides the job
Getting a heavy cylinder out of a high-rise means a trip through the lobby and the lift to a balcony or cupboard slab, and a lift booking or body corporate sign-off can hold up the work longer than the repair itself.
Renters and landlords
Most homes here are rented, so one cold shower hits a tenant's morning and a landlord's maintenance list at once, and a fast, documented fix with a written quote suits both sides of that arrangement.

- No hot water: a cold shower traced to a tripped Energex supply or a dead element
- Hot water replacement: a finished cylinder brought down through a lift and a lobby

Frequently Asked Questions
Call (07) 3522 5629Do you repair hot water systems in Bowen Hills apartment towers?
Yes, and because lift access and body corporate rules shape the job as much as the fault, Fortitude Valley Same Day Hot Water sorts the part and the permissions together in one visit.
Does a tank swap in a Bowen Hills high-rise need body corporate approval?
Usually yes, because common property, lift bookings and noise rules all sit with the body corporate, so we confirm what they need before the old cylinder comes out, and quote the job around it.
Is Urban Utilities involved when a hot water system leaks in Bowen Hills?
Only for supply side faults, because the water main and meter sit with Urban Utilities, while everything from your isolation valve inward, tank, valves and pipework, is ours to fix.
Does an electric heater here run on an Energex off-peak supply?
Plenty do, and a straight swap stays on that arrangement, while a new circuit or any supply change goes through Energex and a licensed electrician, outside our plumbing work entirely.
Can a burst hose in a Bowen Hills unit flood the floors below?
It can pour through a slab and into the lights below fast, so close the unit's stop valve first, then ring us straight away and we will take it from there.
How do I book a hot water repair in Bowen Hills?
Ring (07) 3522 5629, tell us what the heater runs on, how old it is and where it lives, and Fortitude Valley Same Day Hot Water can lock in a visit with a fixed quote.
